Veranda Bay was planned in an ideal Northeast Florida location. Four builders are already at work here building the perfect neighborhood, however Developer Ken Belshe wanted a fifth — a true luxury alternative, one he'd help build himself, not hand off to a sales team and a design center. So he partnered directly with a well-known local architect and builder, Jim Albano. Two people, one vision: luxury coastal contemporary homes designed exclusively for Veranda Bay. Homes built to keep adding value to the neighborhood for many decades to come.

We start with how you actually live, walk your homesite with you, and draw to it. Your architect draws, you react, we revise.

Fixtures, finishes, cabinetry, materials — guided, not overwhelming. Custom means custom: if it isn't on the shelf, we'll source it or build it.

BUILD
Our dedicated crew breaks ground. One point of contact, a schedule you can hold us to, and walkthroughs of your own home as it goes up.
These aren't catalog homes adapted to Florida. Every plan was drawn by our own architect and builder for the specific lots, orientations, and coastal setting of Veranda Bay — from 2,300 to 5,500 square feet, starting at $599,000.
And every one is a starting point. Move a wall. Add a garage stall. Reorient the great room toward the sunset. Your revisions go back to the architect who drew the original.
"Personalization" usually means choosing from three cabinet finishes and two floor plans drawn for someone else's lot in another state.
Custom means an architect asks what you want, draws it, and then builds it. That's what we do. Bring a sketch, a saved folder of photos, or nothing but a list of everything your last house got wrong. We'll draw it, price it honestly, refine it with you, and build it — same team from the first meeting to the last punch item.
